Information for tenants

All tenants are required to pay an administration fee to secure a property and begin with references. Our references are done by an external referencing company and include; credit check, previous landlord reference and employer’s reference. Any applicants in receipt of housing benefit do require a guarantor. Our administration fees are;

£120 + vat for single person
£150 + vat for a couple

On the day of move in, tenants must come to our office to sign the tenancy agreement and collect keys. We do ask for one month’s rent and a bond. In line with the Housing Act 2004, deposits/bonds for properties must be paid into a deposit protection scheme on the tenant’s behalf. Lifestyle Property pay all bonds into The Deposit Protection Service.

Administration Fees:

BEFORE YOU MOVE IN:
All tenants are required to pay an administration fee to secure a property and commence with referencing. The references we ask for are credit checks and obtaining relevant references from employers and landlords which is done via an external referencing company. If a tenant requires a guarantor, we do not charge any extra for this. This also includes contract negotiation and arranging tenancy agreements. Our administration fee is;

£120.00 + VAT (£144.00 inc. VAT) for a single person.
£150.00 + VAT (£180.00 inc. VAT) for two tenants/a couple.

DURING YOUR TENANCY:
For Lifestyle Property to draw up a new tenancy agreement which includes contract negotiation and arranging new tenancy agreements, the fee is;

£25.00 + VAT (£30.00 inc. VAT)

CREDIT/DEBIT CARD FEE FOR PAYMENTS (Not subject to VAT):
0.50p charge for a debit card
2% charge for a credit card.

ANY OTHER CHARGES:
For a tenant to move in to a property, *one month’s rent in advance and also a *bond must be paid and this is usually taken on the day of move in unless agreed otherwise.

*These charges are not subject to VAT.

Lifestyle Property are a member of The Deposit Protection Service.
Lifestyle Property are also a member of The Property Ombudsmen.

Finder's Fees For Landlords:

Our finder’s fees are dependent on the size and rental income on the property however we do offer the same level of tenant finders service for every property which includes;

  • Accompanied viewings
  • Advertising on leading websites such as Rightmove and Zoopla
  • Ensuring all tenants have sufficient references
  • Arranging all documents and necessary repairs in preparation for move in (i.e gas safety certificates etc)
  • Deposit registration

Our finder’s fee are:

£325 + VAT (£390 inc. VAT)
For a property which has a rental income of anything more than £550pcm, the fee is;
£350 + VAT (£420 inc VAT)

Tenancy renewal fees – to draw up new tenancy agreements:

£25 + VAT (£30 inc VAT)

Various management services/fees:

Tenant find only – The one off tenant finder’s fee as you take over the management of the property.
Rent collection – 5% including VAT.
Fully managed – 10% including VAT.
